David Beare
Partner, Co-Founder
As a partner and co-founder of Ark Residential, David focuses on developing and overseeing the firm’s investment strategy. His primary responsibilities include deal sourcing, capital raising, asset management and implementation of the business plan. His goal is to identify opportunities that are aligned with the firm’s strategic initiatives in markets that are underpinned by strong demographic and growth trends.
David brings his extensive knowledge of real estate investment, commercial and residential development and asset management to ARK. He has over 15-years of real estate experience spanning all asset classes. Prior to co-founding ARK Residential, David spent over 8-years with Midtown Equities where he oversaw acquisitions, leasing and asset management of Midtown’s New York portfolio.
David resides in New Jersey with his wife and children and enjoys traveling, cooking, music and playing golf.
Sal Ariganello
Director of Investments
As Director of Investments at ARK Residential, Sal is responsible for underwriting new investment opportunities, managing business plan execution, and reporting on portfolio investment performance.
Before joining ARK, Sal was part of Greystar's East Coast Investment Group. His responsibilities included analyzing and performing due diligence on acquisition opportunities, developing and implementing business plans, and tracking and reporting asset performance. At Greystar, Sal oversaw a portfolio of 6,000+ units across core, core +, and value-add asset types.
Prior to Greystar, Sal worked at Wells Fargo's Multifamily Capital Group, where he underwrote over $4B+ of multifamily loan originations. Sal began his career at J.P. Morgan in the Private Bank, where his responsibilities included building custom investment portfolios for senior executives within the Financial Sponsor industry.
Sal graduated from NYU Stern's MBA Program with a concentration in Real Estate in 2023 and currently resides in Manhattan with his wife.
Oliver Schwalbe
Director of Acquisitions and Capital Markets
As a Director of Acquisitions and Capital Markets at ARK Residential, Oliver works alongside David Beare, managing debt and equity relationships and sourcing new investment opportunities.
Prior to joining ARK, Oliver spent five years on the acquisition team at Midtown Equities, where he identified and underwrote value-add and opportunistic investments across multiple asset classes.
He earned a Bachelor of Arts in Sports Management from NYU and a Masters in Real Estate Development from Columbia University. Oliver resides in Manhattan and is actively involved in various charities, including UJA, AIPAC, and YJP.

Midtown Equities is a privately-held real estate investment and development company that serves as the investment platform for the Cayre Family. Headquartered in New York City, the firm maintains an exceptional portfolio of over 100 properties that encompass more than 14 million square feet in the retail, office, residential, industrial, and hospitality sectors. The firm actively acquires, develops, leases, and manages properties ranging from urban redevelopment projects to commercial centers in New York, Washington, D.C., Miami, Chicago, and Los Angeles as well as abroad.
Some recent notable projects developed by Midtown Equities include Empire Stores in Brooklyn Bridge Park; Casa Cipriani and the Battery Maritime Building in Lower Manhattan; the $2.3 billion, 26-acre Midtown Miami neighborhood; and the World Trade Center site in partnership with Silverstein Properties and the Goldman Families of New York.
